If your commercial property is aged, worn or still configured for a previous tenant, you should consider making it more generic. A blank canvas opens up more possibilities and suits a broader range of business types, adds value and increases income. So, what kind of improvements can you make to your commercial building?
Give the property a fresh coat of paint, remove obsolete infrastructure and signage, and improve or install landscaping to create a more appealing frontage. Things to consider include; lighting, solar panels, air conditioning and amenities. Make your building as cost-effective as possible as commercial tenants appreciate the lower outgoing costs.
You might consider offering to contribute to a tenant’s internal fit-out by providing office partitioning, demountable walls or make changes to suit the tenant’s specific needs. You could find opportunities within the building to activate an unused space and renegotiate incorporating it into an existing tenant’s lease.
The commercial lease market will pay a premium for a renovated space that meets their needs.
