To book a property inspection, please contact our agents to arrange a suitable time.
Our agents will do their best to fit your schedule, however please note that inspections may not be able to take place on short notice.
When you have found a property that suits your business requirements, an application form will need to be completed. This will require references, and in some cases a business plan to support your application.
The decision process for selecting a tenant begins with the very first contact we have with the applicant.
We have a proven selection criteria consisting of:
- Detailed application form
- Checking of business references
- Confirmation of financial viability
- Confirmation of the history of the business/applicant
Ultimately our aim is to answer two key questions:
- Will this business make a good tenant for the property?
- Will this business be able to meet the financial commitment involved?
New Tenant Process
Once you application has been approved and terms of the lease have been agreed by both parties, a Disclosure Statement and Agreement to lease will need to be signed by the Landlord and the Tenant. These secure the property and ensure all terms of the lease are agreed, forming a binding contract.
These documents form the basis of the Memorandum of Lease document which will be prepared by the Landlord’s solicitor.
A security bond of 3 months’ rent is required. This bond is held by the Small Business Commissioner for the duration of the lease.
As part of the sign up process we will provide a bond lodgment form which will allow for the SBC to deduct the bond from your nominated account via direct debit.
You will receive the ingoing inspection report when collecting keys for the property.
As the new tenant of the property, you have an opportunity to add any other notes before handing back to be filed. If copy is not returned, the original copy will be used to refer to when vacating property.
We have a zero tolerance policy for late payment of invoices. Should there be a circumstance where there may be late payment, please contact our agency via email or phone at least 3 days in advance.
